For landlords and property managers in Kenya

Your rental building, run from your phone.

Kaya Yetu keeps tenants, rent, water bills and repairs in one app. Tenants pay by M-Pesa from their own app — and you see every payment the moment it lands.

Everything you do as a landlord, in one place

No more notebook, no more screenshots, no more “I sent it yesterday”.

1

Rent and bills: M-Pesa, WhatsApp or bank

Rent, water and service charge on one bill. Tenants pay in full or in parts — by M-Pesa in the app, on WhatsApp or by bank — and every payment lands on the right unit and month.

2

Tenants, units and leases

Every property, unit, lease and balance in one place. Add a tenant and give them a unit in a minute.

3

Maintenance with your staff

Tenants report a problem with a photo. You assign it to your caretaker or fundi, who sees it as a task in the app and marks it done.

4

A dashboard for every tenant

Tenants see what they owe and when it is due, pay with one tap, report repairs, read notices and let visitors in — from their own app.

5

Expenses and reports

Log repairs and running costs. See collection rate, net revenue and what is still owed — monthly, quarterly or yearly.

6

Move-outs and deposits

Settle the deposit and send an exit statement with every deduction written down.

7

Visitors at the gate

The guard registers a visitor; the tenant gets a notification to let them in or turn them away. Guards keep a shift log too.

8

Notices and chat

Send a notice to a whole building, or message one tenant. Everything stays in the app, not in WhatsApp groups.

9

Ask Kaya

Built-in help that answers “how do I…?” questions without a phone call.

Add your property

Type in the building and its units, or import them from a spreadsheet.

Invite your tenants

Send each tenant an invite by phone number. They download the free tenant app.

Get paid on your phone

Tenants pay rent by M-Pesa in the app. You see every payment land.

For your tenants

Every tenant gets their own dashboard

The free tenant app opens on My Dashboard: what they owe this month, what they have paid, when it is due — and a PAY NOW button that sends the M-Pesa prompt to their phone.

  • Rent, water and service charge broken down line by line
  • Maintenance requests and lease days left at a glance
  • Notices, utilities and visitors one tap away

Tenants pay the way that suits them

In full or a bit at a time — tenants can pay any amount whenever they have it. Every payment lands on the right unit and month, the balance updates straight away, and they get a receipt each time.

1

M-Pesa in the app

On My Dashboard, tenants tap PAY NOW, type any amount — all of it or just part — and approve the M-Pesa prompt that pops up on their phone.

2

On WhatsApp

Tenants can also pay by M-Pesa on WhatsApp — in full or in part — and get messages about their rent there.

3

By bank

Bank transfers and deposits — full or part — are recorded against the right unit and month, so every payment is on one statement.

Repairs

Every repair has a fundi, a date and a cost

A tenant reports a leaking tap with a photo. You assign a fundi. Everyone sees when it's fixed — and the cost goes on the ledger, not on a scrap of paper.

What landlords tell us

The first of the month used to be my worst day. Now I open the app on the 6th and see who is left.

Pay for tenants, not for units

One simple price: KES 125 for each tenant, every month — and your first 30 days are free. Empty units cost nothing, and the tenant app is free for tenants.

Questions landlords ask

Do my tenants need to pay for the app?
No. The tenant app is free for tenants. You pay KES 125 a month for each tenant who has a unit.
Can tenants pay on WhatsApp or by bank?
Yes. Tenants can pay by M-Pesa on WhatsApp, in full or in part, and get messages about their rent there. Bank and cash payments are recorded in two taps. Whichever way they pay, the money lands on the right unit and month.
Can tenants pay part of their rent?
Yes. Tenants can pay any amount, whenever they have it — they don’t need the whole rent at once. Each payment is recorded straight away, they see what is left to pay, and they get a receipt every time.
What happens when a tenant moves out?
You settle the deposit in the app and send an exit statement to the tenant and the landlord. Their payment history stays on record.
I have more than one building. Is that one account?
Yes. Add as many properties as your plan allows and switch between them from the dashboard.
Is there help if I get stuck?
Ask Kaya, the help inside the app, answers most questions straight away. For anything else, WhatsApp or call us.
